Average UK house price annual inflation was 3.5% (provisional estimate) in the 12 months to April 2025, down from the revised estimate of 7.0% in the 12 months to March 2025.
The average UK house price was £265,000 in April 2025 (provisional estimate), which is £9,000 higher than 12 months ago.
Average UK monthly private rents increased by 7.0%, to £1,339, in the 12 months to May 2025 (provisional estimate); this annual growth rate is down from 7.4% in the 12 months to April 2025.
