How to Host a Successful Summer Property Viewing

The warmer season can be a fantastic time to put your property on the market, but how do you ensure that your summer property viewing is going to lead to a successful sale?

Not only does the brighter weather help to paint your home in the best light, it’s also easier to accommodate viewings during summer, making it an ideal time to get your property onto the market.

Once people get back from their summer holidays, the search for a new home will begin once more, so take advantage by preparing yourself and your property now, suggests Just Landlords, the Landlord Insurance provider.

Brighten the place up

The best way to welcome your prospective buyers and make them feel at home in your property is to ensure that the space is bright and airy. This also creates a summery atmosphere throughout the home, which should reflect the brighter moods of your guests.

Let lots of natural light into the property by opening curtains and blinds fully, and removing any obstructions from light sources. It’s also generally a good idea to clear any clutter in each room, which will make the space appear larger.

A nice, final touch is to place some flowers in key spots around the home – in the hallway, living room and master bedroom, for example.

Highlight the outdoor space

In the summer months, potential buyers will be looking at the outside space your property has to offer, as they’ll be picturing themselves enjoying bright days and warm evenings outdoors.

Whether you have a large family garden or a small yard, make sure to highlight the potential of your outside areas, as you can make the most out of even the tiniest patch of grass.

Sprucing up the greenery, setting out some furniture and even planting some colourful flowers can go a long way to making your home stand out on the market.

Keep the property fresh

In the cooler months, prospective buyers want to be able to feel snug in a property, but this is quite the opposite on a summer property viewing; the home needs to feel fresh and clean.

Before each viewing, open the windows throughout the property for about an hour, which will let lots of fresh, clean air inside. You should also leave all internal doors open during the viewing, to create a natural airflow. You may even like to leave the back door or patio doors open while guests are looking round, to easily lead them into the outside space.

Finally, you must make sure that the home smells nice, so make sure that it has been recently cleaned and that the windows have been open for long enough to remove any unwanted odours.
